Do I have to furnish it?
Not on the lease model — furnishing is our cost, and it stays in place for as long as we hold the lease. On co-hosting the furniture is yours, but we’ll spec it, source it and install it for you if you’d rather not do that part.
What happens if it doesn’t get booked?
On a lease, nothing happens to you. Rent is due from us whether the calendar is full or empty — that’s the trade you’re being offered, and it’s the reason a lease figure is a little below peak season revenue. On co-hosting, a slow month is a slow month for both of us, which is exactly why our fee is a share of earnings rather than a flat retainer.
Who pays for damage?
We do. Guests are screened and hold a deposit, the booking platform’s own protection sits behind that, and we carry short-term rental insurance on top of both. You should keep your own landlord policy in place and tell your insurer the home is being used for short stays — we’ll put that in writing for them.
Is this even allowed where my property is?
It depends on the jurisdiction, and sometimes on your HOA or condo board. Rules in Virginia, Maryland and DC differ meaningfully by county and city. We check the ones that apply to your specific address before we make an offer, and we won’t sign something that isn’t permitted.
What if I want out?
The lease sets the term and the notice period, and we agree both up front, in writing, before anyone signs. Co-hosting agreements are month-to-month — thirty days’ notice, no penalty, and the listing stays yours.
Will I know who’s staying in my house?
You get a monthly report covering occupancy and any maintenance we carried out. We don’t pass on guests’ personal details, and guests never get yours — every conversation runs through us.
